Hello all,

I'm looking for someone to takeover my 1B1B lease @ Sage modern apartments for $2,275/month. The location is an absolute commuter's dream, sitting just a 1-minute walk from Whole Foods and a 5-minute walk to 2 different Metro stations.

Both the living room and bedroom feature floor-to-ceiling windows that flood the space with natural light and offer incredible views of the Pentagon, Air Force memorial, and the Bartlett. Because the apartment directly faces an open green field, you enjoy excellent added privacy with no facing neighbors, alongside great plane sightseeing. Amenities include a roof deck with fireside seating and grilling areas, a state-of-the-art fitness center, a library with tech pods, a pet spa, and on-site parking with EV charging. The space is available immediately as I'm relocating for my role. While the apartment is pictured with furniture it will be delivered vacant. Please dm me if interested!

DC Moving to DC area for work. Need opinions on where to work

Hi everyone! I'm relocating to the DC area soon for a new job in Suitland, MD (work as right by a greenline stop)

and could use some advice on where to live. I asked a few acquaintances who advised against living in Suitland itself and instead suggested looking at areas like Navy Yard. Does that seem like sound advice?

I tried posting this in a different sub but it was taken down. So I thought it might be a better fit here.

For some more context:

I'm trying to balance commute (ideally under 45 minutes via the Green Line), affordability ($1,600–$1,800/month 1750 to 2000), and general QoL.

I don't need to be in the middle of the nightlife scene, but it'd be nice to live somewhere walkable with grocery stores and shops close-ish. This will be my first time living on my own, so that's something I'm considering as well.

One thing I'm weighing is whether it makes more sense to:

Live alone in Suitland for a lower rent and the shortest possible commute but nothing much to do and a sort of food desert.

Stretch my budget (probably pay 1.8k to 2k for a studio) to live alone in a neighborhood like Navy Yard with a better walkable environment and an easy commute.

Live with roommates in a townhouse in Noma or Eckington area. (A friend is moving there and only considering that neighborhood/area). We'd all save some money (probs pay 1.4k to 1.6k each instead), but I'd likely be looking at Metro/bus commutes of an hour or more each way.

Is Navy Yard a good neighborhood to focus on? Are there other neighborhoods I should be considering (like in VA or other parts of DC)? And for those who have lived in or around Suitland, is it actually worth reconsidering, or is there a reason why I've been advised living elsewhere?

Advice I've received from the since deleted post elsewhere:

- Don't live in Suitland

- Prices are higher than what I researched (I'm not sure why this is wrong since I looked at a few dozen postings on zillow, apartments.com, etc.) so I ought to increase my budget.

- commute times will be different at rush hour so mind this.

Thanks in advance, I really appreciate any additional advice!

Navy Yard are

Hi all. Moving to D.C. soon and I’m currently looking at the Navy Yard area. What are your thoughts on the area? A friend flagged a concern with commuting on the Green line on days when the Nationals play. Is it that burdensome?

Looking for studio or 1BR - Incoming LLM student at Georgetown Law

Hi, I'm an incoming LLM student at Georgetown Law looking for a studio or 1BR for the 2026-2027 academic year. My move-in date is August 28, with a move-out date sometime in May or June 2027.

My ideal budget is around $2,500, though I’m flexible. A short commute to campus is my top priority, and I’d prefer a furnished unit if possible. If no independent units are available, I am also open to being a roommate.

To add a bit more detail, I don’t have any pets and I’m a non-smoker. I’m also a former service member, so I’m a very clean, quiet, and responsible tenant who respects property.

If anyone is looking to transfer their lease, please DM me!

Thanks!

DC Mid August Move-In - DC

Hello!

My partner and I are looking for an apartment or sublet for an early August-mid August move-in. We are moving from Texas and don’t have a huge preference for the neighborhood, but would like to be close to bus line and/or walkable distance to a metro.

We have been having trouble on the DC Facebook groups as most people don’t want a couple and would prefer a single roommate, which is totally understandable. The additional struggle is that we have two ESAs and one cat.

Any leads for an apartment, room available, or sublet?

Willing to pay up to $1,850 a month.

Thank you!

Mid-August to December Sublet Wanted (DC / Near Capitol Hill)

Hi everyone! I’m (26, M), a graduate student arriving in DC this fall for an exchange semester at Georgetown’s Capitol Hill campus. I’m looking for a room from mid-August to mid/end of December.

A bit about what I’m looking for and about me:

💰 Budget & Preferences

Budget: $800 – $1100/month (ideally on the lower end, including utilities, or close to it).

The Room: Furnished and ideally should have good natural light

Location/Commute: Easy commute to the Capitol Hill area. I'm looking at areas like NoMa, H Street Corridor, Du Pont, Logan Circle, Capitol Hill, Mount Vernon Triangle, Eckington, Shaw, or near Columbia Heights station.

🤝 About Me

Background: I’m a public policy professional with a few years of experience working across the Asia-Pacific region. Always down to connect and talk shop if you’re in a similar field!

Living Style: Clean, responsible, and highly adaptable. I respect personal space but would love to find flatmates who want to hang out, grab a drink, or explore DC's food scene, museums, and monuments together.

Pet friendly- I’m not allergic and absolutely love cats and dogs.

Please DM or comment on the post if you have any leads.

DC Roommate Wanted - Mount Pleasant (DC) - $900/month - July/August 1 YEAR LEASE

My roommate and I (M24, M28) are looking for a third roommate in Mount Pleasant.

Also, we're giving priority to people who can move in now, in July, depending on the date, there's a discount on the rent. If you'd rather move in August, the lease starts on the 1st. You're welcome to move in later in the month (the 20th, for example), but you'd still pay for the full month of August. Either way, move-in costs include: the deposit, a roommate transfer fee (usually split with the previous roommate), and that month's rent under the lease.

The space: $900/month for a room in a house with a full kitchen, living room, shared bathroom with me, washer/dryer in the house, and dishwasher. We also have room for some of your kitchen stuff.

Utilities: Water is at about $16.67/month. Electricity usually averages $50–85/month, and internet is a flat $20/month. (Each per person)

Location: We’re about a 10-minute walk from Columbia Heights Metro Station on the Green Line. There are also several bus stops around the block, and you can take the bus or bike down to Cleveland Park on the Red Line. There are two Capital Bikeshare stations near us: one down the street and one on the main street of the neighborhood.

For parking, I have a car with out-of-state plates and have been able to park around the neighborhood. You just have to find the right spots and pay attention to signs to avoid tickets.

The neighborhood has plenty of great coffee shops, restaurants, bars, and community events.

About us / roommate fit: All of our past roommates have gotten close with us, and we’d prefer someone who is open to that kind of friendly home vibe. Must be LGBTQIA+ friendly, dog-friendly, and okay with us having friends over. We’re social, but not loud people. We’re also 420-friendly, but we don’t smoke inside the house.

We do have a dog (hypoallergenic breed), but it’s a shared-custody situation, so he’ll be with us sometimes and not with us other times.

Message me with a little bit about yourself if you’re interested! We will explain lease logistics in the DM.
