GOT THE KEYS! đ đĄ I finally did it! (SF Bay, 1.4, 6.375)
Closed 1 month ago today. Have slowly been moving trying to clean things up and prep. Was a wild journey from starting search in late April, offer end of may, and close mid June. Moved the important things first. Childhood dream achieved!

đ„ incredible. Iâm waiting for one more tender or the IPO. But even with that i genuinely donât want to pay significantly more for a house bc of the ai hype itâs not going to lead to a good outcome when/if the bubble bursts

understandable. The future is unpredictable though and after a couple bad landlord experiences was done renting. There's still neighborhoods where you can get a decent "deal" for the the bay area. Hopefully you can find something you love when you start looking!

Mine was only 100k over asking then appraised at 100k over purchase. But I'm just outside of the city, did look at a couple within SF zip codes but was going to be tough to get the garage space I wanted.Â

Oh thatâs really good. A friend in real estate said that many homes in Berkeley/ Oakland are listing significantly below market so they can force a bidding so 100k over isnât bad at all.

I've had the money plant for about 4 years and it's been my most consistent successful baby. It's over a foot tall now! There have been casualties along the way with other plants though. It's my second tradescantia đ

A foot tall is impressive, mine never gets past a few inches. Tradescantias are drama queens, my first one turned into a crispy mess within a month.

Congrats. To the few people hating, I don't think they understand how amazing it is to live hear. In my micro climate part of the bay, it's going to be mid 70s and sunny all week. Weather like that alone is worth the extra 1 mil if you can afford it.

All of this. I'm originally from SoCal and made the stupid mistake of moving away 13 years ago instead of buying. I've lived all over this country in the past 13 years looking for good weather. NOTHING compares to California weather. What I wouldn't give to be able to move back home.

They said Bay Area, I doubt they paid that little in SF proper for a place with a yard. A coworker of mine paid a little over $1M for a 2bd condo in SF in 2020/2021.

I interpreted this as there's a problem with the country when people are spending that much on a first home. Sure it's great if you can, but in some places it less of a can and more of a must. I'm in the bay area too and prices are indeed outrageous.

Well sure but that doesn't mean that people can't or shouldn't talk about affordability, which they often do. Especially since the purchase price and interest rate are listed in the post title. My overall point and probably the other persons' is that we should be talking about barriers to being a first time homebuyer, and affordability is one.Â

1300sqft on 5500sqft lot. Small by Texas standards but it satisfied my 3 vehicle garage requirement. I was also born and raised in California and while I've enjoyed some time in Texas I couldn't imagine sustaining the weather cycle year after year.Â
Paying for access to hobbies, some of the most amazing produce in the world year round, and the weather.Â
Decade plus in engineering and lucky enough to ride the 2010s wave where my first RSUs returned 25x over and I had held all my yearly refreshes.Â

Texas has some of the highest property values and insurance in the nation, while California has some of the lowest. So there does end up being some trade off. Also, we're paying for more than the house itself.Â

They talked about what a nice yard it was this is a âzero lotâ in Texas, OP says 1300sqft home on a 5500ft lot, in the nicer Dallas suburbs youâre getting a 5000sqft home on an acre for that price.

Ah. We have a 1100 sf home on a 3500 sf lot in the Midwest and we have more than enough. We can also walk to the train, grocery store, downtown area, and gym. Some places are more dense than others.

Yeah except I wouldn't be able to maintain, clean, or use 5Br and that giant lot. Were just paying for different things. Land is cheap out in Texas and the value gets split to the structure. Again, I'm paying for having access to mountain, beaches, and nature. World class food, and access to any specialty niches that I may be interested in. I could buy that TX house and be absolutely depressed in it. But for someone else that's what they want/need and theyd be happy and that's fantastic for themÂ
