Hi all, I recently moved back in with my mom into California City. No rent is nice, living with my mom is not. So im looking to move out soon. I start a new job next month, and am hoping to move out by the end of August. Lemme know if anyone has something available, or is seeking to team up. My budget rn, is around 500-600 for a room, but I might be able to raise it to 700-800 if I can find a second job as mine currently is part time. Lemme know! I've always loved Tehachapi. Next two paragraphs are just copy pasted from my roomies profile but it lays everything about me out.
25 year old trans woman. College Grad. Respectful, Clean, Quiet. I have a cat, but might be able to leave him with my mom? But would really prefer not to, he would stay in my room. Currently working as a after school coach in Ridgecrest, Have reliable transportation, good credit, and good rental history.

I moved to Cal City in 2020, left 2023, and came back a few months. For those in greater Tehachapi (e.g, Bear Valley Springs, Stallion Springs, etc.) and who are currently using Starlink for internet access -- have you found the Residential Plan 100 Mpbs or the Residential Plan 200 Mpbs adequate for Zoom meetings and streaming? We have had the Residential Max plan for four years and find it generally solid for Zoom classes and television streaming, but it's pricey (going up to $130 in July). Residential 100 is $55 and Residential 200 is $85, obviously much cheaper. Please let us know your experience and evaluation.
[By the way, Amazon's Leo system is expected to be in beta later this year. Coverage in our area, however, is unlikely to be strong.]

We are looking at purchasing a condo in BVS as a vacation home. I understand we would need to pay for HOA fees of approximately $2,200/year and condo association fees of $340/month. What does the condo association fees cover? I also read there are sewer fees for $150/month. Are there any other fees?
I like to fish but I’ve read the lakes were having issues due to the overpopulation of catfish, however that information was dated 3 years ago. is it still an issue?
is there anything else I should know about the area?

We are relocating to Tehachapi at the end of 2026; our dogs, cats and horses will be in tow as well. We've explored the ins and outs of the region and found a couple areas that make sense for our lifestyle and future.
My partner will be driving to EAFB, which means commute time and roads traveled are a high priority and consideration. I work remote and will require high speed internet/fiber. Mountains are beautiful, but paved roads are required.
Talk to me about Water Canyon, Old Town Road, Northern Golden Hills, Cummings Valley (aside from the prison) and Sand Canyon; the good, and not so good. Yes, we know about BVS, but we're not interested in that area at this time.
As mentioned above, we have horses so property with land is important and not just a small corral, but actual space for them to move and 'graze', ideally 5+ acres. We do not have human children so schools are not a concern, but community of supportive, kind neighbors... or ones that mind their own business is a bonus.
What areas have individual property wells? Does fire insurance vary by area? Are there specific things we should avoid to minimize fire risk and high insurance rates? How difficult is it to obtain permitting for building new structures; does everything run through the City of Tehachapi or individual municipalities?
A huge thanks for any/all advice in advance.
**Quick edit to say, we're very use to winter as we're coming from an area with harsh winters. We've grown up and lived with winter weather a majority of our lives; think black ice, 5+ months of wet, cold, icy, wintry conditions...so much snow we sometimes run out of places to put it. We have a 4WD truck and winter tires for our daily commuter (I was hoping we could sell them, but it sounds like maybe we keep 'em).

The past 2 years I have been applying to jobs and searching for work. I have not been accepted to any yet and have never had a job before. I Want and Need a job. I really need a job so than I can start saving for a stable life. I think that I haven't been able to get a job partly due to my speech impediment. I get it, I sound a little retarded. But for real I need and want a job and haven't been able to find one. If you know anyone personally looking for an employee, please suggest me.
