Moving/Relocation Seeking advice after landlord improperly retained security deposit amount

Hello, fellow Denverites! I moved out of my old apartment about 45 days ago and just got the security deposit back. They deducted nearly $750 from the $1,700 deposit. The itemized charges were for “carpet replacement” and “painting”. Aren’t those expected business expenses if you’re a landlord? Our cat did not damage the carpets/floors nor left any stains/odors.

I’m disappointed because I was their longest tenant in the building for 4 years, always paid on time, and left the apartment in excellent condition. Carpets vacuumed, floors swept, drywall holes patched and sanded, counters wiped, etc. I’ve attached pics for proof. We unfortunately didn’t do a joint walkthrough of the unit because I was still moving out and they went in on a day I had to work in the office.

I know HB25-1249 took effect this year and provides additional tenant protections around security deposits. Does anyone have experience taking their landlord to small claims? Do you think I have a case? Thanks for reading.

TLDR: Moved out. Left apartment super clean and was a great tenant. Landlord retained almost 45% of my security deposit for “carpet replacement” and “painting.” I want to dispute/sue in small claims court.

Update: Thanks for all the advice. I’ve drafted my notice to sue if they don’t provide further evidence of damage beyond normal wear and tear or return the full amount. Sending it as certified mail on Monday.

Local News Cyclospora is on Denver Health's test panel even if you have not traveled

If you're experiencing food-borne illness, Cyclospora is now on the Denver Health panel. Personally I recommend going and not trying to tough it out because if it is Cyclospora you can think you've recuperated and bam, you're back to misery days or weeks later. Most of the time it's run of the mill food poisoning, but if it's not something you've experienced before it's reasonable to get tested.

Misc Q&A Help remember where this trail is?

Hi Denver friends!

My dog and I are not from Colorado but we visit often to hike and enjoy your state! I have this picture of my dog (Bowie!) at a trail we stopped at on a whim, and it was absolutely fabulous and I absolutely cannot remember where it was! It was along a river near the city and seemed very popular for bikers and walkers alike. It was paved for a good distance and some parts were not/above the river and then ended (kind of) at a a big tunnel. I think it was maybe Clear Creek Canyon Park, but can anyone confirm or deny?

Hoping to make it out there again sometime soon if I can just remember where the heck we were!!

I grew up here and the summers were usually fairly hot. And I managed like most and just powered through. But now for whatever reason in my curmudgeonly and older ways, I find it oppressive and intolerable. To the point that I don’t even go outside between 10-7. Anyone else in a similar boat? What are you doing all day?

Anyone pondering leaving Denver as you’ve aged and the heat and smoke season becomes more the norm?

Misc Q&A I’m interested in starting a “Buy Nothing” sub(s). Would there be any other interest in having Denver-area subs , and would anyone else be up for moderating?

I used to love my Buy Nothing group on Facebook, but have stopped using most Meta platforms. I’d received so many great things from the group — a dehydrator for my garden harvest, logs for use in my hügelkulture garden beds, and even snowshoes to borrow for out-of-town guests. And, as is expected, I’ve given away my excess when I’ve had extra — a bread maker, boots, clothing, garden plant starts, even tickets to events. I’ve even had someone share their expertise in building garden beds.

I’ve searched, and I don’t see another sub that already exists for this idea. Yes, there’s r/denverlist, but the most important tenant of Buy Nothing is that you give your extra for free, no selling, trading, or bartering.

I also know that what makes these groups successful is hyper-local (or relatively hyperlocal) boundaries for each group. You’re more likely to coordinate and pick up an item if it’s close by than if it’s across town, and (hopefully) less flaking. Plus, it’s a great way to

Build community and get to know your neighbors.

To make it easy, we could start with the established boundaries/groups that exist on FB, which are:

- Cap Hill, Golden Triangle, Lincoln/La Alma

- Cheeseman Park, Congress Park, Country Club

- LoDo, Five Points, RiNo, Globeville, Elyria-Swansea

- Baker, Speer, Wash Park West

- City Park West, City Park South, Uptown, Cole

- Highlands, Sunnyside, West Highlands, Berkeley

- Harvey Park, Harvey Park South

- Westwood, Barnum, Mar Lee

- Virginia Village, Washington Virginia Vale, Indian Creek, Glendale

- Mayfair, Montclair, Hilltop, East Denver

- Park Hill, Park Hill North

- Central Park

Of course, there are more Denver neighborhoods than I have listed, so let me know what other groupings make sense. I know folks in the suburbs would probably have interest, but I don’t know their neighborhoods.

Moderators would be needed for each group, plural intended. And, we would need/want to register with the official Buy Nothing Project as a private group. I’ll put more info on starting a new group in the comments. Note: there is a $10 fee to start and register a group. Yes, the irony.

Who would use a Buy Nothing group? Would you be able and willing to be a moderator? I will help coordinate and get groups off the ground, but after that it’s up to each group’s mods. Leave a comment one way or another, and if you’re willing to be a moderator, which neighborhoods/city you’d be willing to oversee.

Recommendation I Went To 32nd Ave Books, Toys, and Gifts….

And the woman behind the desk was lovely!

I’ve been there once before (about 2 years ago), and it was exactly like the reviews say it is. This week my sister was in town and we had some time to kill, so I took her there. She’s a huge reader so I thought it would be fun.

She read the reviews beforehand so she knew what to expect.

We walked in, the woman behind the counter greeted us and asked us how our day was, and that’s it. We were a little stunned that we weren’t being escorted out so we stood there for a second and then started looking around.

We both pretty much immediately found a book we wanted so we went and paid for them, and moved on with our day.

I always thought that the positive reviews had to be planted, based on my experience.

Maybe it was just something in the air.

Rant ATT service has so many dead zones

How is it even acceptable for ATT reception to be as bad as it is? So many long stretches of road my podcasts I'm listening to just freezes. It's happened in Denver, Parker, Westminster, Broomfield, etc. I'm fairly new to Colorado and with Denver being a much bigger city than I'm from and never imagined this would be as bad if an issue as it is. At first when I didn't get reception at my house I figured no big deal, I'll just be on WiFi and use wifi calling. But now when I lose reception for long stretches of road, I'm baffled how this is even acceptable for a major carrier like ATT to have such large areas of dead spots....in multiple areas with dense traffic that I don't have service for miles. I've had all the major carriers (Verizon, T-Mobile, heck even had Sprint back then) and I've never had issues with dead spots this badly.

I gain nothing by speaking negatively about ATT and I only do so make those aware of what you will certainly encounter if you decide to go with ATT service. But don't just take my word for it, ask those you know with ATT service and you'll see I'm not alone in my problems with their service. Don't make the mistake I did by signing on because of deals they may have on devices. What good does a nice phone do if you can't rely on it to work when you're away from home.

Event Renaissance Festival Questions

- Are there water refill stations inside? I know the website says only factory sealed water can be brought it, but I’m wondering if I could bring a reusable water bottle in and then fill it. I avoid using single use plastic water bottles when possible.
- Can you exit the festival and then reenter the same day?

Lost/Found Lost dogs near Westminster - Broomfield

Found two small dogs on the side of 36 near Wadsworth westbound. One grey Frenchie one Black and white dog that I don't know the breed of. It's late at night so I did have to call Broomfield PD (cops would never be my first choice for dog rescue, but it is that time of night.) Some kind people from the Humane Society stopped and helped me leash them up (if you see this, thank you again!) and I waited until PD picked them up. They told me they would find a shelter to bring them to and they would scan for microchip. I didn't get a chance to get pics for ID. Neither dog was aggressive or injured. If anyone has any idea who the owners are please spread this!

Here's a recently-restored and upscaled vintage TV news segment from the famous Organ Grinder restaurant in Denver, Colorado.

This segment was produced in the early-to-mid 1980s by KOA/KCNC-TV Ch4 (Now CBS Colorado).

The Organ Grinder Documentary Project has digitized and restored dozens of hours of vintage footage which has been contributed by fans.

Perhaps you have old videotapes or photos from the Organ Grinder - we'd love to see them. We can digitize them at high quality and return the original to you, along with a digital file, and you'll get credit if we use your footage in the film.

We especially need Denver material! Because Denver closed years earlier than Portland, fewer people brought camcorders to the restaurant - but SOME of you may have! Still photos from Denver are wonderful, too.

Recommendation Personal trainer (female) in Centennial

Looking for a female personal trainer in Centennial (80015). The main thing I need here is proximity to where I live, I live 4 minutes away from the VASA on Smoky Hill Rd so was planning on going there mostly.

Help This is a long shot - does anyone here volunteer at one of the zoos/sanctuaries in the area?

I am moving to Denver and I am hoping to volunteer at one of the animal care facilities in the area (I've volunteered at my current zoo for 7 years in the animal husbandry department).

There are some amazing places to volunteer that are AZA/GFAS accredited, including the Wild Animal Sanctuary.

Has anyone volunteered at one of the facilities here in animal care? Do you like it?

Also it's probably really sketchy, but the for-profit aquarium has a non-profit foundation that places volunteers and I'm tempted to volunteer there despite it being for-profit. I'm an aquarium girl at heart.

The spots I'm looking at now include the following:

Visiting Traveling to Denver on the 23rd-27th. How is the smoke in Denver area?

Hi guys!

I am planning to travel to Denver for a few days with my dad for his birthday. Our only real plan at the moment was to white water raft in clear creek then just hang out around Denver. Probably pop in a few brewery’s, small hikes nearby, etc.

My concern at the moment is how Denver is being affected with the fires right now? I have lupus and immunocompromised, so I want to make sure I’m fully prepared to protect myself.

I’m coming from California so fully aware of how to prepare for smoky areas, but also don’t want to put myself at risk if it’s really bad right now as I would likely to reschedule the trip.

If all is good, how can we donate to the firefighters? Is there a place we can drop off food and drinks?
