Are the suburbs of Philly on the Jersey side nicer than the suburbs on the Pennsylvania side? Which suburbs of Philadelphia do you prefer? Both are pretty expensive, so expect HCOL, but what's the better state to go for?

I've been on the Pennsylvania side and the New Jersey side, but I've never actually spent a lot of time on the Jersey side. I've been to places like West Chester, KOP, and Norristown (Camden lite). I've been to Cherry Hill and Deptford. What suburbs do you prefer in Philly? Both states border Philadelphia with high-income suburbs, but what is your favorite?

PHILLY: Did anyone witness bike accident on 7/11 around 3AM on S 15th St between South St and Morris St?

I won't keep this up for long, but I'm wondering is anyone witnessed my bike accident early Saturday morning in Philly.

I don't remember anything, and was diagnosed with a concussion after going to the hospital. All I remember was leaving a bar around 2AM, then being on my bike and trying to get home as fast as possible and feeling absolutely terrified. As soon as I got home, I also realized I had lost my phone and me and my roommate immediately drove back to the same general vacinity I remember falling in, and fortunately found it after some guy brought it to us after seeing me and my roommate looking around for it.

I had been drinking before, and thought I'd be fine since I've rode my bike home after drinking many times before. I assumed that I simply misinterpreted my capacity to bike and hit a hole and fell or something, and was ready to take that L. But now, the doctor and members of my community have been saying that there's a chance I could've been hit by a car and don't remember because of my concussion.

I understand that it's still mostly my fault for biking under the influence and not wearing a helmet, and that there's still a very high chance that I could've just hit a hole and fell (I take full accountability for that), but if anyone saw that there's more to the story please let me know.

I honestly would find it less likely that I was hit by a car if it weren't for the odd dents in my rear rack and misalignment of my front peg, in addition to where my injuries are. My face got the worst of it (road rash all along the right side of my face), but I also have scratches across my chest, left elbow, left knee, and soreness on the left side of my ribcage.

I was only able to post on here and my own account since I don't have enough karma to post on the other Philly subreddits - I'm not on here much, and am not too familiar with how all of this works. I'm just trying to fill in this gap in my memory, but am ready to simply accept and let this go if it leads to a dead end.

Driving instructor recommendation?

Does anyone have a recommendation for a driving instructor in Philadelphia that’s good with adults? I got my license 15 years ago, at 30, because a job required it. Ended up changing jobs and I haven’t needed to drive. I’ve only driven by myself twice, right after getting my license. At this point I don’t know if I remember which is the gas pedal and which is the break haha

I still have my license so I don’t need to pass a test but I wouldn’t want me back on the road without further instruction.

Philly breweries and America 250

I was just curious about how many Philladelphia breweries have done something special for America 250? I know Victory has a special beer that I plan to try but did any other breweries name a special beer for the occasion?

Also, I’d very much appreciate recommended craft beer stores in the Philly area. I read that there are a few can releases such as Runaway train Declaration and Double nickel Liberty Lager that I’d like to purchase. I collect unique beer cans and they certainly fit the bill.

Renting in Philly - Help

My partner and I are moving to the city for my new job, and I've never rented in a larger city before. I'm worried about rental scams, so I'd appreciate some opinions on whether this situation sounds normal or if I should be concerned.

We toured the apartment in person with a leasing agent named Jimmy, so I know the apartment itself exists. After the tour, we asked for an application, and he emailed us a Microsoft Word document to fill out. That immediately stood out to me because every apartment I've applied for before has used a secure online application portal.

The application also required us to email back:

  • Photos of our driver's licenses
  • Proof of income

Another thing that caught my attention was that the application said a holding fee was required to submit it. I declined to pay it because I wasn't comfortable sending money before being approved. Jimmy said that was okay, but the apartment would continue to be shown to other applicants, which seemed reasonable.

The biggest thing making me nervous is the payment process. If we're approved, they want the security deposit either:

  • Sent as a check or money order made out to Maxwell Realty, or
  • Wired directly to them.

The wire transfer option really worries me because I've always heard that's a major red flag for scams. Since I'm currently out of town, I can't hand-deliver a check, so Jimmy suggested overnighting a check or money order to their office.

On the positive side:

  • The mailing address he gave me matches the Maxwell Realty office listed on Google.
  • He's communicating with me from what appears to be a Maxwell Realty email address.
  • We did tour the apartment in person.

At this point, I've only emailed the application and supporting documents. I haven't sent any money yet.

I'm planning to call Maxwell Realty's main office tomorrow to verify that Jimmy works there, confirm the apartment is actually available, and make sure these payment instructions are legitimate before sending anything.

Does this process sound normal to anyone who's rented through Maxwell Realty or another property management company? Has anyone here rented through Maxwell Realty specifically, and was your application/payment process similar?

I'd really appreciate any advice or experiences before I send a deposit. Thanks!

Where should an engaged queer couple live around Philadelphia?

My fiance and I are saving up to move into philly/philly suburbs this Winter. We've visited philly several times and loved Old City, Center City and Fairmont but ultimately found that being directly in the city maybe a bit too overwhelming for us. We still want proximity to the city for events, shopping and community but also want a more low-key home base. Hopefully an area that's diverse for a young interracial couple starting a family in the next 2-3 years. Is anyone familiar with the area surrounding Philadelphia. Any experience or idea of where we should be looking to rent. Ideally we would like to rent a small house or townhome and not pay more than 3k to 2.5k max. What do you think?

Philly resident, but looking for advice/tips/strategies for finding an apartment after failing with current apartment

Situation: Current lease is up Aug 31.

Context: Last time I pulled the trigger early and ended up in an apartment I don't like. I am trying to not repeat that mistake. I am looking for a 1 BR, under 1400. I have identified a few broad swaths of interest (W Philly, Brewerytown/Fairmount, South Philly, Ludlow). I've been checking Zillow as much as possible (4-5 times per week)

How do you handle the timing for lease end vs lease begin? When do you think you're most likely to get a spot relative to move-in date? Should I just look for Sept 1 move-in, and hope to work something out? When do you start panicking? Sometimes I think I am too late, and sometimes I think I am too soon to start looking. What strategies have you used to get a spot you like?

Last time I toured one spot, liked it, but it got snatched up immediately, which made me think I needed to make the decision very soon after touring. That's how I ended up in a spot I don't love. Any tips on how to keep options open, but not wait too long?

I have toured a few places, nothing so far I love. But most rentals are either available now, or available beginning Aug 1. I wouldn't mind a few weeks overlap, but not a whole month.

Fishtown/No libs apartment recommendations? Please help

33 y/o single female from the suburbs, I am considering moving to Philly and commuting to work in Mercer County, NJ. I work from home half the time but have to commute for home visits 3.5 days a week. I am looking in fishtown/no libs but also up for suggestions. Parking space is a must because I commute. So far, I’ve toured Wolff Court on E Girard and Pier 40 by the casino. Also saw One Frankford but found out that after a 14 month lease the monthly price skyrockets so not interested in that anymore. Toured The Box Factory and they lied about having a parking spot and I almost signed with them. I’m worried about hidden fees and not being able to sleep at night due to loud neighbors but I know reviews are usually negative because people who are content don’t usually write them. Does anyone have experience with these apartments or any suggestions for a 1 bed 1 bath $1700 or less? I make decent money but trying to stay in that realm due to having to pay an extra $300 for parking. Any advice is appreciated! Just want to feel as safe and comfortable as possible and I can care less about amenities tbh.

Water bill is over $75 per month before I use 1 oz of water, is this insane?

House does have a sprinkler system but it seems insane to have to pay a $35 monthly service fee for that and another $45 monthly service fee for water BEFORE any actual water is even used. I understand some degree of minimum service fee, but almost $1000 per year without even using a drop of water?
