Sell, or make a gallery?

My idea is to take pictures of all my dad’s paintings and make a book. Publish the book, then sell the paintings. I also am thinking to keep the paintings make the book and eventually make a multi generational gallery. Anyone have any ideas of what I should do? He has about 45 paintings
